Title: Lake Shore - Site Visit

The Changing Face of South Bristol” event, the next in our series of site visits during 2008, was a sell-out success, with 40 members and guests keen to have a special preview of the Lake Shore development, courtesy of developers Urban Splash.



The former Imperial Tobacco factory site in Hartcliffe, a five storey Grade II listed Cor-ten steel structure which sits on a podium of concrete, set over a man-made lake, is being transformed into 358 residential apartments and 17,000 sq ft of commercial space. The scheme will create one of the country’s largest residential geothermal heating installations; a total of 120 bores will be drilled 102m deep to provide underfloor heating and hot water to the apartments. An ETFE roof will span the atrium of the original building, while the new-build block will have a sedum roof. It will also feature sustainable drainage, low-energy lighting throughout.



After a buffet lunch and an interesting presentation about Urban Splash and the Lake Shore scheme, given by James Howard, Urban Splash’s Associate Director of Development in the South West, everyone got kitted out in with hard hats, yellow vests and boots in order to walk around the site safely. We even climbed up on to the roof, to be rewarded with stunning views of south Bristol. The visit gave everyone an excellent appreciation of the scale and unique challenges of the project, and how it contribute to the regeneration of south Bristol.



The show apartment and sales suite opened to the public three days after our visit.
